What Landlords Have To Do

There are certain things your landlord has to do.

  • If she doesn't do these things, a court may say that she broke the lease.
  • You and your landlord can agree that you will do different things than what the law says landlords and tenants will do.
  • If you make such a lease, the court will go by your lease and not the law.
  • Because you can sign away legal rights you might want, you should always have a lawyer look over any lease you are thinking about signing.

What your landlord has to do under Wyoming Law

Wyoming law section 1-21-1202 says that your landlord must:

  • Keep your home safe and clean.
  • It must be fit for people to live in.
  • Each unit must have working electricity, heat, and plumbing.
  • Each place must also have hot and cold running water.
  • This law does not apply to seasonal places, for instance, summer cabins.

This law does not apply to any repairs needed that don't greatly affect the health or safety of the average renter.

These duties may be changed or done away with by your written lease.

The landlord also has other duties under Wyoming law section 1-21-1203. This law says that your health, safety and peace of mind matter. Each landlord must:

  • Not rent a place until it is safe, clean, and fit for humans to live in.
  • Keep the common areas clean and safe.
  • Do what they say they will do in the lease.
  • Return your deposit if you have not caused damage and kept. up with all your rental payments.

  • Before hiring a lawyer, you should ask a lot of questions. 
  • Hire a lawyer you feel you can trust. 
  • This website gives information on what to look for in a lawyer.  This web site is not advertising for any  particular lawyer.

  • Using this website or sending an e-mail to Wyoming LawHelp does not mean that Wyoming LawHelp is your lawyer. 
  • It is important to understand that if you email WLWP and put facts about your case in the email that WLWP will keep your information confidential.  It is also important to understand that what you put in your email may not be confidential if you go to litigation on your legal problem.  This means that the information you provide could be used against you in court.  This is not a good thing!  Think twice about what you write in an email!  If you have any concerns at all, call our offices or talk to a lawyer!
  • For all these reasons, you may wish to use the telephone or talk in person when looking for a lawyer.

Deadlines

  • If you are handling your own case or do not yet have a lawyer, it is very important that you not miss deadlines!  You may lose your legal rights if you do not take action right away. 
  • This means getting a lawyer right away if that is what you want. 
  • If you don't have a lawyer call the clerk of court to find out what deadlines apply to you.
